James Hardie Junior ADU Conversion: The Dallas Owner’s Guide

If you’re converting a garage or building a junior accessory dwelling unit with James Hardie siding and trim, you’ll hit the same wall most Dallas homeowners do: the HardiePlank lap siding and HardieTrim boards need specific fasteners, flashing, and gap tolerances to hold up here, and generic parts fail fast in North Texas weather. We stock the compatible parts on our trucks and install them daily. A typical James Hardie parts-and-labor job for a junior ADU conversion in Dallas runs $850 to $2,400 depending on the siding profile, trim footage, and whether we’re matching existing Hardie color or replacing a failed section. Most jobs take one to two days once we’ve measured and matched your existing material. You’ll usually discover the problem after a hard Dallas storm: a HardieTrim corner board has pulled loose, or a siding joint has opened up enough to let water behind the board.

Which James Hardie Models This Applies To

This guide covers what we run into on junior ADU conversions built with three James Hardie lines: HardiePlank lap siding (the smooth or cedar-textured horizontal boards), HardiePanel vertical siding (common on ADU exterior walls where builders want fewer seams), and HardieTrim boards (the 4/4 and 5/4 thickness trim used at corners, windows, and rooflines). All three use the same installation spec: 1/8-inch gaps at butt joints, flashing behind every joint, and either 6d galvanized nails or the Hardie-recommended screws. The gotcha is profile depth. HardieTrim at 4/4 thickness sits proud of HardiePlank, so if a previous contractor used generic metal corner caps or off-brand caulk to close those joints, the seal fails and water gets into the wall assembly. The other compatibility item is color. James Hardie’s ColorPlus finish is a baked-on factory finish. If your ADU was originally done with ColorPlus boards, patching with primed-only Hardie and field painting rarely matches after one Texas summer of UV. In that case we order the factory color matched to your original, which comes pre-finished and holds up far better than any field-applied paint. We’re an independent ADU and siding contractor in Dallas, not affiliated with James Hardie, but we build and repair with their product lines every week.

Signs Your James Hardie Junior ADU Conversion Is Failing

  • Corner trim board has pulled away from the wall. This is almost always a fastener failure: someone used roofing nails or undersized brads instead of the specified galvanized nails. Once the trim pulls, water channels straight down the board and into the bottom plate.
  • Caulk seams have cracked or lifted along a window or door. Hardie requires a specific flexible sealant at joints, not standard painter’s caulk. Standard caulk hardens, and the thermal movement between Hardie and the window frame breaks the seal in one season.
  • You see hairline cracks at butt joints. HardiePlank butts are supposed to be gapped and flashed. When boards are butted tight, the expansion on a 105-degree Dallas afternoon forces the boards against each other and cracks the edges.
  • Bottom edge of HardiePlank has swelled or softened. This means the siding was run too close to grade or the concrete pad, and the board has been wicking moisture since install. The bottom course needs to be replaced and trimmed back to proper clearance.
  • Color fading or chalking concentrated on the south and west walls. Non-factory painted Hardie will chalk noticeably within three to five years facing the Dallas sun. If the sheen is gone and you can rub color off with a finger, the coating has failed even if the board itself is fine.

Replacement Cost & What’s Included

Here’s the honest pricing picture for a Dallas junior ADU conversion. Replacing a single failed HardieTrim corner board runs $350 to $600 including material, removal, flashing correction, and sealing. Replacing a failing HardiePlank bottom course on one wall typically runs $500 to $900. A full siding replacement on a typical 400-square-foot junior ADU runs $5,500 to $9,000, and that includes new HardiePlank or HardiePanel, trim, flashing, housewrap where needed, and sealant. What drives the range: whether we’re matching factory ColorPlus finish, how much rotted framing has to be replaced behind the siding, and whether the original installer got the clearances right or we have to correct the whole elevation. Every job comes as a written line-item quote before we start. You know what the materials cost, what labor costs, and what we’ll do if something doesn’t hold up. Our guarantee on any James Hardie repair or replacement is in writing, and if it fails within the 365-day guarantee period, we come back and fix it at no charge.

DIY or Call Us?

There are a few things you can safely check yourself. Look along your bottom plates for standing water after rain. Run a finger along the underside of the lowest Hardie course and feel for swelling. Look at corner boards in the afternoon light and see if they’re flush or cupping away. That’s all useful information when you call. What you shouldn’t DIY is pulling Hardie boards. Fiber cement is silica-heavy, and cutting it makes fine dust you don’t want in your lungs. The bigger issue is what you’ll find behind a failed board: we’ve opened walls on Dallas ADUs where a leaking trim board had been silently rotting the wall framing for two seasons. What looked like a one-board fix became a framing repair and re-flash. If you’ve got a failing James Hardie section on your junior ADU, call us first. We’ll tell you what we think over the phone and schedule an inspection if it makes sense. Russ Delmar walks every job we finish. Call (361) 204-4652.
