James Hardie ADU Builders in Dallas: What to Know First
If you’re planning an accessory dwelling unit, a garage conversion, or a home addition in Dallas and want James Hardie siding or trim on the finished structure, you need an ADU builder who actually works with Hardie products every week. Lodgewick ADU Dallas builds detached ADUs, garage conversions, and additions with James Hardie plank, panel, and trim systems, and we give you a written price before any work starts. Plan on 8 to 14 weeks for a typical detached ADU build with Hardie cladding, depending on foundation work, permitting, and the unit’s size. How James Hardie Products Fail – and How We Fix Them
James Hardie makes good material. But Dallas weather, installer shortcuts, and time expose weak points. Here’s what we see on ADUs and additions in Dallas neighborhoods, from Lakewood to Preston Hollow to Bishop Arts.
- HardiePlank lap siding wicking moisture at butt joints. Dallas gets real humidity swings, and when the original installer didn’t leave a 1/8-inch gap at plank ends and caulk them properly, water climbs into the cut edge. The plank swells, paint peels, and you get a soft spot that looks like rot but is actually fiber-cement delamination. On ADU refits, we pull the affected planks, check the weather-resistant barrier beneath, and reset new planks with Hardie’s required joint treatment.
- HardiePanel vertical siding cracking at corners on older garage conversions. HardiePanel is a 4×8 or 4×10 sheet. On a garage conversion built before Dallas adopted stricter wind-load rules, panels that were nailed too close to the edge crack under our spring storm gusts. We refasten at proper spacing per Hardie’s fastener schedule, or replace the panel if the crack has compromised the structural shear rating.
- HardieTrim boards separating at mitered corners. HardieTrim looks sharp on an ADU entry, but Dallas summer heat expands the boards enough that tight miters open up. Caulk fails first at those corners. We cut miters with a slightly open back relief, caulk with a high-movement sealant rated for fiber cement, and pin corners with corrosion-resistant fasteners so they don’t pull apart in year two.
- Improper clearance to grade and hardscape. Hardie requires a minimum 6-inch clearance from siding to soil or pavement. On ADUs with patios poured right up against the wall, we regularly see wicking and edge deterioration in Dallas where heavy rain pools against the slab. The fix is regrading where possible, adding a proper drainage plane, or replacing the bottom course and installing a metal flashing diverter at the transition.
- Paint system failure on older HardiePlank. Hardie’s factory finish, ColorPlus, is baked on and lasts years longer than site-applied paint. But when a homeowner or a previous contractor painted over ColorPlus with the wrong topcoat, the finish fails early and unevenly. We identify which finish you have, match compatible paints, and tell you honestly whether a repaint or a re-side makes more sense on your budget.
Our James Hardie ADU Builders Process
Every James Hardie ADU job in Dallas runs the same way, from the first call to the final walk-through with Russ Delmar.
- 1
Call and site visit. You call (361) 204-4652, talk to a live person, and schedule a time for us to look at your lot or structure. We measure, photograph, and note drainage, sun exposure, and existing framing condition.
- 2
Written scope and price. You get a line-item written estimate before any work starts. Labor, materials, Hardie product, dump fees, permits. No open-ended allowances that balloon later.
- 3
Permit and plan review. We pull permits where Dallas requires them. For a new detached ADU, that means zoning checks, setbacks, and building plans that include Hardie’s fastener and clearance specs.
- 4
Framing and prep. We frame or reframe per plan, then install the weather-resistant barrier and flashing before any Hardie product goes up. This is the step that determines whether your siding fails in 3 years or 30.
- 5
Hardie installation. Planks, panels, or trim go up per Hardie’s published installation requirements, including joint gaps, fastener schedule, and clearance to grade.
- 6
Punch list and the walk-through. Russ walks the finished unit personally before handing over the key. If the punch list isn’t done, the invoice doesn’t go out.

Why Dallas Homeowners Call Lodgewick ADU Dallas for James Hardie Work
We’re the ADU builders of the Kingswell family. Every James Hardie project we take on operates under The Kingswell Guarantee, which means four things, all in writing: a written price before work starts, a defined arrival window for our crew, a clean job site at the end of every day, and a written guarantee on the build. If the work isn’t right within 365 days, we come back and make it right. That’s the 365-Day Done Right Promise, and you get it on paper before we drive the first nail. Russ Delmar, who leads the Dallas team, grew up swinging a framing hammer in the San Fernando Valley and studied construction technology at Los Angeles Trade-Technical College. He has spent the past several years focused exclusively on ADUs, including Hardie-clad projects in the Lakewood area and across Dallas. We also work with Abodu, Cover, and Dvele prefab systems when that route fits your lot and timeline better.
FAQs

As an independent James Hardie service provider, we are not affiliated with or authorized by James Hardie, so we do not process manufacturer warranty claims directly. But if you have a warranty issue, we can document the installation and material condition in a way that supports your claim, and we can quote the repair whether or not the manufacturer approves coverage. Call (361) 204-4652 to have us inspect the problem.
Typical start time from signed contract to first day on site is 3 to 6 weeks in Dallas, depending on permit turnaround in your specific municipality and whether we need engineered plans. We give you a written schedule with your estimate, not a vague “soon.”
If the damage is isolated to a few planks or one panel, repair is almost always the cheaper route, and Hardie plank is designed to be removable and replaceable board by board. If your siding is more than 15 years old, shows widespread edge swelling, or the original install missed Hardie’s clearance and fastener specs, replacement may be the honest answer. We’ll tell you which one we’d choose if it were our own family’s property.
We use genuine James Hardie products on every James Hardie job. When it comes to flashing, sealants, and fasteners, we spec to Hardie’s published installation requirements, which sometimes means using materials Hardie lists as approved rather than Hardie-branded items. We’ll show you exactly what’s going on the wall and what it costs before we buy it.
Yes. We match HardiePlank lap size, texture, and finish to your existing home where the product line is still available. If your original color or profile has been discontinued, we’ll show you the closest current Hardie match and let you decide before we order. Call (361) 204-4652 to schedule a site visit and get a written estimate.
