Abodu ADU in Dallas, TX | Lodgewick ADU Dallas

We provide independent Abodu ADU service across Dallas, from foundation and grading through final finishes. What makes our Abodu work different here comes down to soil: Dallas clay expands and contracts harder than almost anywhere in the state, and Abodu’s factory tolerances were not designed around that. If you own an Abodu in Dallas and something is off, call (361) 204-4652 and we’ll give you a straight answer about whether it’s the soil, the structure, or something else.

We’re Lodgewick ADU Dallas, part of the Kingswell family of home-service companies. We work on Abodu Studio, Abodu One, Abodu Two, and Abodu Accessory units throughout Dallas. Russ Delmar runs our crew here. Russ walked every finished unit himself before handing over the key, and if the punch list is not done, the invoice does not go out. That’s how we operate. We are not affiliated with Abodu the manufacturer and we are not an authorized warranty provider. We are independent, which means we fix the problem without caring whose logo is on the unit.

Why Dallas Residents Choose Us for Abodu Service

A new modern ADU with wood cladding

Abodu builds a tight prefab. The factory does good work. But once that unit sits on Dallas ground for two summers, the local conditions start writing their own story. We know both halves of that equation. Russ studied construction technology at Los Angeles Trade-Technical College and has spent years working through every stage of residential builds. For the past several years, his crew has focused exclusively on ADUs across Dallas, including projects near Lakewood on the east side.

When something shifts on an Abodu in Dallas, we do not have to guess whether the problem came from the factory or from the lot. We have seen enough of both to tell the difference in the first walk-through. Our Abodu sales & service work is backed by the Kingswell Guarantee: a written price before work starts, a defined arrival window, a clean job site, and a written guarantee on every job. If the work fails within 365 days, we come back and make it right. That’s the 365-Day Done Right Promise, in writing, on every project.

We source OEM Abodu hardware where it matters: anchors, roof flashings, prefab joint seals. Those parts affect how the structure holds and how it sheds water, so we do not cut corners there. For electrical and plumbing components, we use quality aftermarket parts that meet Dallas code. That keeps repairs faster and costs lower without compromising the build. And a live person answers our phone 24 hours a day. Not a voicemail loop.

Common Abodu ADU Problems We Solve in Dallas

  • Floor pack settling on expansive clay. Dallas sits on some of the most reactive clay soils in Texas. When the ground swells after rain and shrinks in the August heat, Abodu floor packs can settle unevenly. That shows up as doors that won’t latch, gaps at wall-to-ceiling joints, and drywall cracks. We re-shim the steel frame, adjust the door jambs, and re-flash the threshold so water stays out.
  • HVAC condensate overflow during 100°F-plus summers. Dallas regularly runs over a hundred degrees in July and August, and the humidity does not break either. Undersized drain pans on factory HVAC units can’t keep up. Water backs up and runs onto the floor or into the wall cavity. We replace the pan, re-route the condensate line, and add overflow protection that is sized for what Dallas actually throws at it.
  • Roof membrane shrinkage at parapet details. Thermal cycling, hot days followed by cooler nights, repeatedly stretches and contracts the roof membrane on Abodu parapets. Over two or three Dallas summers, that membrane can shrink and pull away from the flashing, letting moisture in at the ceiling line. We repair or replace the membrane and re-seal the parapet detail before the next storm season.
  • Electrical panel busbar overheating with added solar or EV charger. Abodu factory subpanels are built tight. When a Dallas homeowner adds an EV charger or rooftop solar, the busbar can overheat. We upgrade the subpanel to handle the added load, pull the Dallas permit, and make sure the inspection passes the first time.
  • Uneven foundation piers on older lots. Many Dallas lots, especially east of Central Expressway, were platted before 1950. The existing garages and homes sit on pier-and-beam or slab foundations that were never designed for a prefab ADU to be set next to them. We level the pad, adjust the pier elevations, and set the Abodu so it does not fight the older structure beside it.

Abodu Service in Dallas: What Local Conditions Mean for Your Equipment

The bedroom inside a new ADU

Here is something most ADU pages will not tell you. Dallas residential code requires a 10-foot rear setback for detached ADUs. But many East Dallas lots platted before 1950 have only 8 feet of buildable depth behind the existing garage. That gap is not a technicality. It decides whether your Abodu goes in as a detached unit or whether you need a zoning variance, or whether the whole project shifts to an attached garage conversion. We have handled all three.

On a 1920s bungalow lot in Lakewood Heights, our crew set an Abodu One over a pier-and-beam foundation. After the prefab modules were placed, the rear door would not latch. The floor pack had settled 3/8 of an inch on the clay-heavy side yard. We re-shimmed the steel frame, adjusted the door jamb, and re-flashed the threshold before the Dallas summer storms arrived. That’s the part of Abodu work in Dallas that a spec sheet never shows.

Abodu Models & Products We Service in Dallas

We work on all current Abodu lines: the Studio, the One, the Two, and the Accessory. That covers everything from a compact backyard studio to a two-bedroom unit with a full kitchen.

Our parts approach is straightforward. For anything structural or weatherproofing related, anchors, roof flashings, prefab joint seals, we use OEM Abodu hardware. For electrical and plumbing, we use quality aftermarket components that meet Dallas code. That means faster turnaround when you need a repair and no six-week wait on a factory part that a local supplier can match today. We repair before we replace. We only consider replacing a module when the shell itself is compromised, which is rare.

Abodu Service Pricing in Dallas

The bathroom inside a new ADU

Abodu service pricing in Dallas typically runs $150 to $400 for most repairs like door realignment, HVAC pan replacement, or panel busbar upgrades. Larger jobs, like a full foundation level or a roof membrane replacement, generally run $1,200 to $4,500 depending on the unit size and how far the settling has gone.

What drives the cost? Soil conditions on your specific lot, the age of the unit, and whether we are pulling a Dallas permit for panel or structural work. A free estimate from us includes a written line-item price before any work starts. No price changes at the door. Call (361) 204-4652 and we will come look at your Abodu, tell you what it needs, and put the number in writing.

FAQs – Abodu ADU in Dallas

Do Dallas setbacks affect where I can place an Abodu ADU? Yes. Dallas requires a 10-foot rear setback for detached ADUs, but many older East Dallas lots have less than 8 feet of buildable depth behind the garage. Your options are a zoning variance, a smaller footprint, or an attached Garage Conversion Contractor - Dallas project instead of a detached unit. Call (361) 204-4652 and we can check your lot before you buy.

Can an Abodu prefab ADU handle Dallas summer heat without a separate HVAC unit? The factory HVAC can handle normal heat, but a hundred-degree July with high humidity pushes it hard. We recommend checking the condensate pan and drain line before summer. If the pan is undersized, we replace it. A separate mini-split is not always needed, but sometimes the existing unit just needs a better drain system.

Does Lodgewick ADU Dallas repair Abodu warranty issues if I’m the second owner? We are not involved in the Abodu warranty at all. We are an independent service provider, not an authorized warranty partner. If you bought a used Abodu, the original warranty may or may not transfer, and that is between you and the manufacturer. What we do is repair the unit itself, regardless of ownership, and back our own work with the 365-Day Done Right Promise in writing.

What foundation type do you recommend for an Abodu ADU on Dallas clay? It depends on the lot. Pier-and-beam with properly spaced piers works well on expansive clay because it allows for adjustment after the ground moves. A reinforced slab can also work if the soil is prepped right. We look at the soil, the existing grade, and the unit size before recommending anything. Foundation and grading is one of our core sub-services.

Can you tie an Abodu ADU into an existing Dallas home’s electrical panel? Usually yes. We run the subfeed to the ADU, but the bigger question is whether your existing panel has capacity. Many Dallas homes built before 1990 have 100-amp panels, and an ADU with a kitchen and HVAC can push that over. We upgrade the panel, pull the permit, and get the inspection passed. Call (361) 204-4652 for an exact assessment and a written quote.
